Purpose of This Blog

 This Blog is to offer guest information about us, our services and inclusions, prior to your arrival. It is also  updated based on guests questions and note worthy points.

Guest House Over View

 The site was cleared and new building commenced in 2005 under the NSW Government building code as a five star energy rated tourism guest house. Completed as a architecturally designed and purpose build Guest House it opened in 2008.

Our mission statement is to provide our guests with a relaxed environment in which to unwind and take time out of the main stream. To this end we are adult only and are not open to the public. 

The building was designed from the start to be a professionally run "private" guest house, that included six only comfortable rooms, configured as:-

  • 2 rooms with King bed and spa en suites, 
  • 3 rooms with Queen bed and shower en suites 
  • 1 suite with Queen bed and shower en suite plus private lounge. 
  • The lower floor area includes a large common guest lounge and dining room with an easy access guest car park.
  • We also offer a guest BBQ and private dining area adjoining.

Positioned off the highway, but within the Heart of Narooma. 

All rooms face the northern beaches and town that can be viewed from each rooms own veranda.  

Veranda's do not have passing traffic. Large tinted glassed sliding doors open from the room to the veranda. 

All rooms are on the second level and accessed via a wide stairway or use our stair lift and have a upper level view with out the hassle of stairs.

Our kitchen is to a government approved commercial standard and so is a secure food environment for your food safety.

You are most welcome to use the dining room for take away or BBQ etc and utensils can be arranged. Relax in the lounge on the ground floor and enjoy a book or glass of wine.

We are on site 24/7 to assist you with your needs.

Disability Access for Guests

Guests with walking disability have a ramp entry to the building and a guest internal stair lift to the second level. There is a guest remote or a manual control for the stair lift use.

The building is not wheel chair compliment and we are not approved in this area. 


Prior Guest Requests

If you have any special needs such as gluten free or dairy free, do not like digital clocks in room or during the winter do not want to have electric blanks fitted to the bed, prefer panel heaters rather than reverse cycle or any other adjustment that we can provide, please send us an email in advance so we can configure your room to suit prior to your arrival.

We have two types of beds, firm/medium and medium/soft in both King and Queen bedrooms.

Emergency First Aid/Hospitals 

Closest hospital is Moruya 30min Nth from Narooma or Bega hospital 50min Sth from Narooma.  

There are several doctors surgeries within the town area. Hours open are appox 09:00am thru 05:00pm, weekend one Doctor is open until 12:00 at this time. 

Two town pharmacies exist, one is located at the Southern Plaza 



and the other is at the northern end of town on the flat. Hours opened on the weekend is, Sat 09:00am to midday only.  


Also located on the northern end of town on the edge of the roundabout is the ambulance station, Medics will administer first aid and assist after hours.

NOTE
We are setup for adult couples or singles only. Sorry we are not configured to accommodate children,  
    infants,babies or pets in a suitable environment.

 The kitchen is not available for general use due to food safety requirements for guests. We do however have a BBQ area or we can prepare/assist guests with your food for lunch or dinner if required.
There are a host different styles of local restaurants within easy walking distance. 

 Rooms are configured for a maximum of two adults only, each room only has capacity for one Queen or one King bed, sorry no single beds.

We are a private guest house and not open to the general public. 

No musical (electrical) instruments to be played within building, acoustic is fine how ever.

General Points

  For lighting through out we use the latest LED's technology fittings and our reverse cycle Air/cons are  power thrifty with very low noise output.
  If returning back late, the car park, stair way and halls ways are sensor lit.
  In the winter the building is gas fire heated, in the summer normal breezes from the sea cool the building.  There is a common lounge, veranda area, BBQ and dining room these are located on the ground floor.
 We are non smoking internal building and on ALL bed room verandas, but have a covered separate veranda  for those that do.

Being in the country and during winter heavy electrical storms we may experience loss of Wi-Fi and or TV signal for short periods due to local repeater outage's.

Lock up and Storage 

 We have a lockup covered storage area just off the car park for large or sporing equipment such as, motor cycles, push bikes, surf boards, golf clubs, fishing equipment etc. 

Arrival & Departure 

 Arrival time is 01:00pm and departure is 11.00am, we close at 10.00pm. If arriving later we can be contacted by phone for check-in.

On arrival enter through the rear car park door and we will assist you with baggage to you room and the reverse on departure. 

Motor cycle undercover lockup parking is available and we ensure that the garage is securly locked, if requiring to return to bike we do have an internal door. 

Express check-in/check-out is our normal goal, please enter through the rear car park door.

Late Arrival 

If arriving later than normal please advise prior and we will ensure the room is configured for your late arrival and we are ready to assist you quickly.

Out of main holiday seasons period local restaurants may stop taking food orders by 08:00pm 





Booking Policy

 Due to our rather small number of rooms, bookings are confirmed on full payment.

Cancellation Policy

 If you have booked through a booking agent and wish to cancel your booking, please contact that agent first, they in turn will advise us. We will send a confirmation email if you have provided an email address. 

 If wishing to change your booking with us please contact us direct by either phone or email, no charges apply. A confirming email will be sent if, you provide us an address. 

Cancellations must be advised at least three full days (72) in advance of the 01:00pm check in.

     Example :- Ring prior to 01:00 pm Tuesday to cancel/change a booking for arrival on 01:00 pm Friday,  72hrs for a refund.

 If the room is re booked, we will refund monies. All refunds and or cancellations are subject to a first day 10% charge for credit card  fees and booking reversal handling.

 Please note:-
  • Any changes of dates are of course subject to availability.
  • We do not charge any fee to change a booked date to new date.
  • Cancellation policy conditions are the same for arrival with children and or pets. 
  • Changes must be directed by the actual guest and a confirmation email will be also sent if supplied contact details.

On Arrival

 On arrival please park in the guest car-park located at the rear of the building, using the western side lane.  Enter the building using the rear door located just off the car-park.

 We will assist you with your baggage to your room and explain all features and services that we provide.
 All sporting equipment, push bikes or other items for storage can be stored in the garage just off the car  park for easy access.

Guest Car Park

Guest car park is located at the rear of the building, all guests have one parking space provided, please advise if needing an extra space.
To access use the western side lane of the building. At the moment  there is no undercover parking, some parking is semi shaded.
Sensor lighting covers the parking area. Surface of car park is concrete with normal wide entry point.

All parking is free to guests.

Motor cycle undercover, lockup parking is available to guests. At the end of the days riding you can park your bike in our lockup and we will secure the garage to ensure no one has access. The garage is for end of day secure parking only.

If you have a trailer or required a larger parking area please advise in advance.

Breakfast

To ensure privacy breakfast is for guests only....

As we start setting up for breakfast at 06:00am weather decision is made at that time for your safety.
Single guests stays are dining room optioned all year round. Sorry we do not serve before 08:00am on own veranda as temps may cool food very quickly.


If dining room veranda is wet under foot, cold or windy then we will automatically use the dining room for your conveyance, comfort and safety. Breakfast is served during winter in the dining room only. King rooms have the option of  own veranda.

 As breakfast is not tray sized and requires a sizable table, we are unable to serve breakfast in your bed room.

Breakfast pre menu sheet is located in the dining room for each day.
This helps us with obtaining fresh produce as required and to assist us in knowing what is needed if on own veranda or if in dining room, facilitate a quick serve.
If you are not sure what you might like or when, then just come down to the dining room when ready and we will take an adhoc order between 07:30am thru to 09:30am.

Our normal dining room is open from 07:30 thru to 09:30am if requiring a different time please request on your menu prior, or if requiring a special gluten or dairy free menu please talk to us.
The dining room has several different tables and normally the TV is set to the news/weather with the wood gas fired heating on for the winter period.

On Sunday a paper is supplied free from the selection and delivered to your door by no later than 07:30am. Special winter deals excluded except for King bedrooms.




Room Configuration

Rooms face away from the street, with views of beach, inlet and town. All rooms are fully insulated and walls have sound proofing own veranda, tinted sliding doors with fly screens and built in cloths/bag cupboard.
There are three configurations, King bed (no joined bed) with spa en suite or Queen (no joined bed) with shower en suite or Queen bed (no joined bed) with separate lounge and all have woolen underlays.
Large veranda's are off the room and do not have passing traffic.
There are only six rooms in total available, including a suite.
Rooms are configured for one or two people only. Sorry no single beds or wheel ins available.

All rooms are located on the upper level with broken views of beach/bay and township.
All rooms have small fridge, additional fridge space is also available on request. Tea/coffee making with biscuits and milk supplied. HDTV and DVDs with a large selection of free home movies available on request.
Modern low noise split air, self controlled unit is fitted to each room. A ceiling vent is also fitted to allow fresh air to vent thru the room.

Electric blankets are fitted in the winter months. If pillows do not suite your requirements ie to hard to soft or you require additional, please ask us about our selection.Please note we do not have any feather or bamboo fibre pillows.
The additional pillows on the outside of the bed are for supporting you if reading, not for sleeping with. Queen has two sleeping and three support, King has three sleeping with four support pillows.

Back to panel smoke detectors are fitted to all rooms.

Room one with King bed and spa room has a large private veranda with hammock and views from veranda of the town and water.


The other King bed and spa room has own veranda with views of the town and water.




Guests Visitors

We are a private Guest house and are not open to the general public.
Guest, visitors are welcome to the lower level lounge/dining room area only, between the hours of 12.00 midday to 07:30pm, in the company of a guest.
To ensure guest privacy and the relaxed atmosphere only guests are to access the upper level.

Cooking

Due to food preparation regulations and like any hotel the kitchen is not a common area for guest use.

If eating take away, we offer the dining room area and or what ever utensils you may require.

From around mid 2015 we will have a private external dining room a jointing the BBQ,  bookings are required on a first come booking. Seating is for four people if travelling as a group, plus if wanting to use our internal dining room for own lunch or dinner please advise to be setup for meal.
Our BBQ is gas powered and we includes all cooking utensil's and plates etc required. We have dining facilities available with, dining table micro wave, and all necessaries required.

Room Service

Rooms are serviced daily and includes the following:-
  • Make bed
  • Vacum floor
  • Wash utensil's
  • Change towels
  • Remove breakfast dishes
  • Replace used consumables
Normally this takes about 20min to complete and is carried out between breakfast and noon.
No charges apply.

Laundry Needs

For guests staying at lest two days, we will at no charge wash a laundry load per day. To assist us washing ready by 10:00am will be completed by 10:am next day. We line dry only, no dryer, washing is not pressed but returned folded and counted.
If more loads or want to do your self, there are two local laundries close by. Room does include an iron and board. If requiring a special item we are happy to iron for you.

Forgotten Items

All rooms are thoroughly checked on departure of guests for left items, although items can be missed. 
Items found we will advise guests and will be returned on request, cost is based on item wrapping, postage and card fees. 
We are sorry to have to charge but due to the number of returns and cost of returning through post would only seem fair.
